Start/End of stay (getting and returning of keys)
Start of stay. Handing the keys: keys are handed in between 4 p.m. and 9 p.m. (it is possible to hand the keys before 4 p.m. depending on availability and by contacting our office the day of arrival). For arrivals after 9 p.m. you will need to arrange with our office previous to arrival to guarantee handing of keys.
End of stay. Keys must be returned before 11 a.m.
There is no refund if the booked property is not occupied. The same applies if the property is vacated before the end of the contract. To extend your stay you will need to contact our office with enough time.
Minimum stay and property rental cost
The minimum stay during the high season is 7 days. The prices are weekly from Saturday to Saturday. Two week stays will be calculated on the basis of the number of days per week depending on the rental price for that period as indicated in the price column. During low season, in most cases, the stay can be shorter.
Once the availability of the property is confirmed a 30% of the total sum should (Advanced deposit) be paid and must be paid within 10 days of the booking.

Deposit
From 200 to 100 euro, indicated in the apartment tables, reimbursed at the end of stay. This deposit will cover eventual damage to the apartment or furniture caused by the tenant.
Animals:
Animals are only allowed in the authorised properties with a compulsory payment payable at the office for extra cleaning (50% extra of the final cleaning).
Reclaim of booked property and loggers duty
In the event of any eventuality or problem contact the office staff.
Tenants are responsible to look after the property during their stay, any damages during the stay are to be reported immediately. Tenants are forbidden to do any kind of works to the property without previous communication to the office, otherwise the tenant will be responsible for any caused damage. The premises can only be occupied by persons indicated while booking. In the event of non authorised tenants by the office in the premises the office is authorised to ask for a supplement otherwise tenants will be required to vacate the premises. Tenants are required to maintain clean the premises during their stay and to clean thoroughly all accessories (kitchen, oven, fridge, pans, pots and cooker). If the office is required to do works, repair or extra cleaning a separate “cleaning fee” will be charged. If on vacancy there are dirty items, stains (sofas, carpets etc) or any damage in general, the office will debit the amount and send the bill to the tenant.
Booking cancellation fine
Bookings can be cancelled up to 60 days before the arrival clients are entitled to pay a fine of 50% advanced deposit. Between 60 and 30 days before the stay, clients are entitled to pay a fine of 80% of the advanced deposit; The penalty for cancellations the day before arrival is 100% of advanced deposit . However, clients are entitled to reimburse the fine with their travel insurance, which we suggest, or any other.
In the event that the apartment is not usable or not available.
The office is entitled to substitute a booked apartment with another of equal or superior characteristics.
In the event of a major circumstances (war, natural catastrophe, fire, sale of property by owner). The office will not he hold responsible in any way.
Contract cancellation by the office:
The tenancy may be prematurely cancelled by the agency when a larger number of tenants occupy the premises, bad conduct within premises, damage of property. The tenant has a month of time after the expiry of contract to prevail his rights.

Controversy regarding contracts will be solved by lawyers at Olbia.
